How it works
- You choose coverage close to your loan balance, or enough to cover several years of payments.
- You pick a term that matches the years left on your loan, like 20 or 30 years.
- If you pass away during the term, the benefit goes to your family, not the bank. They decide whether to pay off the loan or keep making payments.
- Some policies offer riders that may pay part of the benefit early for a serious illness. Availability and terms vary.
It's not PMI
Private mortgage insurance (PMI) protects your lender if you stop paying the loan. Mortgage protection protects your family. If you put less than 20% down, you may have both, and they do completely different jobs.
About all that mail after you buy
New Inland Empire homeowners often get letters about "mortgage protection" right after closing, sometimes designed to look official. They come from marketers using public records, not from your lender. You don't have to respond, and you can compare options on your own schedule.
Protections when you buy in California
Life insurance policies in California must give you at least a 60-day grace period if a payment is late, and buyers 60 and older get 30 days after receiving the policy to return it for a refund.

Common follow-up questions
How much mortgage protection do I need?
A common starting point is your loan balance. Some families choose less, enough to cover a few years of payments, or more, to also replace income.
Is mortgage protection the same as life insurance?
Yes. It is life insurance sized and timed to your mortgage. The benefit goes to your family, not the lender.
Do I need a medical exam?
Not always. Many policies use health questions and records instead of an exam. Approval and price depend on underwriting.
Are those mortgage protection letters from my lender?
Usually not. They come from marketing companies that use public property records. You can ignore them and shop on your own.
